Cleaning Heating & A/C Filters Between Tenants
I have been a landlord for about many years now.
I own 8 different units around the area.
I care about to keep my properties affordable and modern so that our renters stay with us. Oftentimes, our renters will rent a component for many years at a time. One thing I’ve noticed is that some renters do not keep up with the maintenance of household appliances, including the heating and cooling systems. I can’t say I blame renters, as that entirely is section of the responsibility of the owner. In between renters, I typically make it a point to service and wash the heating and cooling systems. I typically upgrade all the filters because they are usually caked with dust. I could wash them out, but with a current renter coming in, I care about to give them a wash slate. I am not an Heating & A/C serviceman, so I make sure to leave the servicing to the professionals. I have a long standing relationship with the owner of a local Heating & A/C business. When I have a current renter coming in, I call up the owner and ask him to send a single of her maintenance women over and give the heating and cooling plan an inspection. I guess it’s a heck of a lot better to service a complication before my renter has to deal with it. There’s nothing worse than getting a call in the middle of the night about a major heating or cooling issue that I can’t go and fix.
