Don’t fight HVAC replacement

The idea of selling the family home started getting pitched around a bit when our youngest went off to college. These were preliminary discussions more along the lines of “what if” more than anything else. But still, we started having these discussions because this is a big empty house with all four of our kids out on their own. So when the youngest graduated from college, time spent in the air conditioning of our house was spent really talking seriously about selling. The heating and cooling costs on the house alone were stupid for just two people and an old dog. Then you factor in the insurance and all the upkeep and it just didn’t make much sense. Finally, we chose to take advantage of the hot real estate market and sell the house. The realtor we chose came highly recommended and was quite credentialed. She was also a nice person which made a difference as well. However, she was also very direct when it came to selling the house. One of the first suggestions was that we replace the HVAC equipment. This sort of caught me by surprise given the fact that the HVAC unit was less than 15 years old, got seasonal HVAC maintenance and had never suffered any sort of breakdown. But the realtor explained, as well as showed me the comps, that we needed the latest in residential HVAC to get the very best price for our home. And she was right so I let go of that resistance to replacing the HVAC and we got far more from our home sale than I thought possible.
