My husband is in the rental property game.

He buys a rental a year, fixes it up and puts a tenant in it.

When everything is rented out, he is super happy. When someone leaves a unit and he has to fix it up, he is miserable. He has one rental that is a bit rundown and it attracted some less than ideal tenants. He is angry that they left without cleaning the place and it was really damaged. The bedroom window was broken and the glass was all over the floor. The carpets had tons of dust, hair and felt greasy. They needed to be totally replaced. The whole place had to be scrubbed with bleach and painted. What was awful is that there was mold all over the walls, corners and in the kitchen. My husband realized that the cooling system wasn’t fully functional. Since the AC wasn’t good, mold was forming during the summertime. The tenant didn’t clean the mold and now it has stained the walls. So after cleaning and painting, he had to mess around with fixing the air conditioner. He was furious that the tenant didn’t think to tell him about the cooling system. It had gone so long without any air filter changes or service that it was no longer able to be saved. He had to buy a brand new ac system and it seriously cut into his profits for a few months. I tried to tell him he was adding value to the place and making it a nicer living situation. He was focused on the money lost though.
