Need a coastal HVAC unit for beach house

My wife and I bought a beach house that we are fixing up and going to rent it out as an airbnb.

The beach house could be beautiful but right now is a mess.

The kitchen sink and faucet are a stained, cheap white. The countertops are laminate and cracking. The floors are coming up and the bathroom fixtures are stained. What really is tough is that being near the ocean means saltwater. I have found that salt water rusts everything. The light switches and outlets inside the house are just patches of rust. The windows are covered in rust and all deck furniture needs to be plastic. The HVAC system looks really bad. I felt like a swift kick with my boot and I could puncture a hole in it. I thankfully found one HVAC company that deals with coastal HVAC systems. They have special liquids and sealants they put on the units to protect them from saltwater. It is twice as expensive and every year I would need to call to get the coastal protection on it. I think it is worth it though. So far I have found that everything that has metal parts gets ruined by the beach. I bought a brand new metal garage door and the thing already has an orange like tint to it. How awful is that? I don’t know how people live at the beach year round. They must be used to their stuff always looking awful and looking orange. Maybe I should ask if they have tried coastal protection on their HVAC units.
