There is some space above the detached garage on my property. A couple of years ago, I decided to convert the space into a small apartment. I hired a contractor to add a bathroom and I purchased a ductless mini-split HVAC system to provide heat and air conditioning. The ductless mini-split HVAC system was a great idea and it was definitely a great feature to attract potential tenants. Most garage apartments didn’t have heat or air conditioning, or they had a window unit. I took the time to have a contractor install a ductless mini-split HVAC unit that looks great and works well. I didn’t have much trouble finding a tenant after the place was ready. I’ve had a couple of different tenants over the years. The first person to rent the space was an art student. She lived there for a year. After that, a young business professional rented the space for 6 months. Now I have two tenants living in the space. It is a young couple that just got married. Both of them are smokers. They agreed not to smoke cigarettes inside of the space as long as they had an area outside to smoke. I bought a table and a couple of patio chairs and I made an area outside of the garage where the two of them can relax and put up their feet. If they don’t smoke in the apartment, I won’t have to worry about those terrible smells that may be trapped in the walls and the furniture. Those odors can last for years and years if they go untreated.
