Don’t forget about the getting the right size for the HVAC equipment
I sort of had the feeling that something sort of shady was going on.
We recently bought a house and closed on it just months ago.
This is our first winter in our new home and it came with a bit of a big surprise. When we bought the place, the seller was against replacing the HVAC equipment. He simply didn’t want the hassle. More importantly, he didn’t want to deal with the cost outlay for the new heating and cooling equipment. Then suddenly, he had a change of heart. At the time, I sort of felt a ping on my something’s fishy radar. But we were so excited to get the house that I sort of swallowed that red flag feeling and just moved on. The seller did indeed change out the HVAC equipment and it was verified by the home inspector prior to us closing. However, the home inspector missed a very important detail to the new HVAC equipment. Perhaps, I should have had the HVAC company out to verify the HVAC equipment when I first got the sense something was afoot. But, I was counting on the home inspector to know his business which includes HVAC. The seller pulled a fast one. He was so keen to change his mind and put in new HVAC equipment because he got a crazy good price on it. But the HVAC unit was undersized. It wasn’t big enough for the heating and cooling of the volume of air in our home. We’re currently working this out with the lawyers. I’m really wanting to make an example of both the seller and the home inspector.
