We’ve constantly been pretty good about general repair on our Heating, Ventilation & A/C system so when my friend and I started having an issue my friend and I were a bit surprised.

  • We only have it inspected every other year because my friend and I don’t use it as much as numerous people do however I do perform preventive repair twice a year.

We use a high-performance filter on the system so that it can attract small dust particles and bacteria to keep the air in our condo safe. I constantly make sure that the interior unit as well as exterior unit have ample space around them so that debris does not cause an issue as well. I give a visual check of things like the coolant lines and wiring to make sure nothing has detrimentd them however the one thing I didn’t know that I needed to do was flush the drain lines on the cooling system. We started to smell a weird odor when my friend and I were outside, it smelled like a stagnant pond and realized it was coming from the drain line of the air conditioner unit. I went online to see how I could repair this and numerous of the sites said that you can flush a simple bleach water mixture down the drain and it will kill any algae that has developed in the line. I followed the simple steps that were recommended and within a couple of afternoons the odor disappeared and the websites also said that this would help prevent detriment to the air conditioner unit from bacteria buildup. If you are not sure how to do this I highly advocate contacting an Heating, Ventilation & A/C professional to have them come take care of this for you. I am pretty handy so it is not that strenuous however if you are not proficient at condo repair you are better to trust a professional.
