Don’t trust the renters to change their filters
I have an condo building with 3 units.
- My renters are not the sharpest tools in the shed.
The call me for the dumbest things. I have been called for a plumbing emergency as well as then found it was just a blocked toilet. I have been told there is a bee infestation when there is a small nest under the porch. My renters are helpless. I wanted to have each of the renters deal with their own air filter on the Heating and A/C system. I have separate Heating and A/C units for the apartments. Every Heating and A/C equipment has an air filter that needs to be changed once a week. The air filter is the piece that handles any dust from getting in the system. Not only is the air quality improved, however the Heating and A/C can run longer as well as better when less dusty. If left filled with dust, the Heating and A/C could overheat as well as have a reduced lifespan. It is particularly pressing to put a clean Heating and A/C filter in quarterly. However, I don’t trust our renters to remember or to do it officially, so I have to do it quarterly. The easily awful area of the task is that there is not one type of air filter at the hardware store. The Heating and A/C units each have a odd brand as well as size of filter as well, so I need to take each old air filter with me to the store to ensure I get the correct one. I wish there were inserts to put in Heating and A/C systems. If the air conditioning filters could all be the same size, I would buy them in bulk as well as leave them at the rental property.
