My hubby is in the rental property game.

He buys a rental a year, fixes it up plus puts a tenant in it.

When everything is rented out, he is super happy. When someone leaves a unit plus he has to service it up, he is annoyed. He has a single rental that is a bit rundown plus it attracted some less than ideal tenants. He is miserable that they left without cleaning the venue plus it was really damaged. The study room window was broken plus the glass was all over the floor. The carpets had tons of dust, hair plus felt greasy. They needed to be totally replaced. The whole venue had to be scrubbed with bleach plus painted. What was terrible is that there was mold all over the walls, corners plus in the kitchen. My hubby realized that the cooling plan wasn’t fully functional. Since the A/C wasn’t good, mold was forming during the summertime. The tenant didn’t clean the mold plus now it has stained the walls. So after cleaning plus painting, he had to mess around with fixing the cooling system. He was furious that the tenant didn’t guess to tell him about the cooling system. It had gone so long without any air filter changes or repair that it was no longer able to be saved. He had to buy a brand new A/C plan plus it seriously cut into his profits for a few weeks. I tried to tell him he was adding value to the venue plus making it a nicer living situation. He was focused on the money lost though.
