My fiance is in the rental property game. He buys a rental a year, fixes it up & puts a leaseholder in it. When everything is rented out, he is super glad. When someone leaves a unit & he has to maintenance it up, he is miserable. He has 1 rental that is a bit rundown & it attracted some less than ideal leaseholders. He is angry that they left separate from cleaning the locale & it was really disfigured. The bedroom window was broken & the glass was all over the floor. The carpets had tons of dust, hair & felt greasy. They needed to be totally replaced. The whole locale had to be scrubbed with bleach & painted. What was terrible is that there was mold all over the walls, corners & in the living room. My fiance realized that the cooling system wasn’t fully functional. Since the A/C wasn’t good, mold was forming while in the summertime. The leaseholder didn’t clean the mold & now it has stained the walls. So after cleaning & painting, he had to mess around with fixing the air conditioner unit. He was furious that the leaseholder didn’t think to tell him about the cooling system. It had gone so long separate from any air filter swings or repair that it was no longer able to be saved. He had to buy a brand up-to-date cooling system system & it seriously split into his profits for a few weeks. I tried to tell him he was adding value to the locale & making it a nicer living situation. He was focused on the currency lost though.
