I thought I was getting a good deal when I bought a rental property.

I was told by the realtor that the HVAC system in the house was only two years old. I wish I had done more due diligence on the house. I would have known that the house was used hard by a bunch of partying frat boys. It didn’t take long before the property manager started telling me more about the property I had bought. I wanted to use the same property manager because he was familiar with the house. I called to talk to him one day to see if he would continue working with the beach house. He was more than happy to work for me. I asked him to tell me everything he knew about the house. We met up the next day to go through the house and he could tell me about the history. He said the same fraternity rented the house every summer. I wasn’t sure about wanting a bunch of frat boys in my house. I asked if there were any problems. That’s when he began talking about the air conditioning unit. He told me that the air conditioning was replaced about two years ago which I already knew. He told me he wasn’t sure if I wanted to put a new air conditioner into the house this year, but it would be needed the following year. I thought air conditioning units lasted about ten to fifteen years. He said the fraternity was notorious for renting under two names, but at least twenty guys were there for the summer. I put in a new air conditioning unit, but I also said I didn’t want the fraternity in my house.
