I’ve always wanted to open my own bakery and coffee shop in my hometown.

I spent a long time looking at different buildings to purchase.

I finally came across the ideal location but the building was rather rundown. It had been abandoned several years before and there were issues with the roof, broken windows, water damage and a totally worthless HVAC system. The old HVAC equipment was huge and took up precious space in the parking lot. It was also very ugly and greatly detracted from the aesthetics of the building. It had obviously been vandalized, and I had no intention of attempting to salvage it. To restore the commercial property, I hired a general contractor, licensed electrician, plumber and certified HVAC contractor. When I mentioned all my complaints with the ancient heating and cooling system, the HVAC technician recommended that I upgrade to a rooftop unit. As the name implies, this type of system is installed on the roof. It takes up none of the essential business space and is tucked out of sight. Because of this, it’s protected from vandalism and the running sounds are kept to a minimum. It’s easily accessible to maintenance and repair without causing disruption to daily operation of the business. A packaged rooftop unit combines heating and cooling capacity and runs quite efficiently. I opted for a top-of-the-line system to take advantage of superior efficiency, capacity and air quality, but it cost me a fortune. I’m going to need to sell a lot of coffee and baked treats to pay for it.
