Don’t trust the tenants to change their filters
I have an home building with more than two units.
My tenants are not the sharpest tools in the shed.
The call me for the dumbest things. I have been called for a plumbing emergency and then found it was just a blocked toilet. I have been told there is a bee infestation when there is a small nest under the porch. My tenants are helpless. I wanted to have each of the tenants deal with their own air filter on the Heating and Air Conditioning system. I have separate Heating and Air Conditioning units for the apartments. Every Heating and Air Conditioning component has an air filter that needs to be changed once a week. The air filter is the piece that handles any dust from getting in the system. Not only is the air quality improved, but the Heating and Air Conditioning can run longer and better when less dusty. If left filled with dust, the Heating and Air Conditioning could overheat and have a reduced lifespan. It is very important to put a scrub Heating and Air Conditioning filter in biweekly. However, I don’t trust our tenants to remember or to do it respectfully, so I have to do it biweekly. The very awful part of the job is that there is not a single genre of air filter at the hardware store. The Heating and Air Conditioning units each have a unusual brand and size of filter as well! So I need to take each old air filter with me to the store to ensure I get the typical a single. I wish there were inserts to put in Heating and Air Conditioning systems. If the air conditioner filters could all be the same size, I would buy them in bulk and leave them at the rental property.
