My fiance is in the rental property game.

She buys a rental a year, fixes it up plus puts a tenant in it. When everything is rented out, she is super glad. When someone leaves a device plus she has to repair it up, she is annoyed. She has one rental that is a bit rundown plus it attracted some less than ideal tenants. She is miserable that they left without cleaning the site plus it was very disfigured. The kitchen window was broken plus the glass was all over the floor. The carpets had tons of dust, hair plus felt greasy. They needed to be totally updated. The whole site had to be scrubbed with bleach plus painted. What was bad is that there was mold all over the walls, corners plus in the kitchen. My fiance realized that the cooling idea wasn’t fully functional. Since the AC wasn’t good, mold was forming during the summertime. The tenant didn’t clean the mold plus now it has stained the walls. So after cleaning plus painting, she had to mess around with fixing the cooling system. She was furious that the tenant didn’t suppose to tell him about the cooling system. It had gone so long without any air filter swings or service that it was no longer able to be saved. She had to buy a brand current A/C idea plus it seriously split into her profits for a few months. I tried to tell him she was adding value to the site plus making it a nicer living situation. She was focused on the money lost though.
